Transaction coordination for real estate investors, Nashville

We run the show behind your closing.

Music City TC is a transaction coordination service in Nashville, Tennessee, for real estate investors doing creative-finance deals — subject-to, seller finance, wraps, lease options, and novations — as well as conventional and cash closings. Flat fee per file, a deposit at signing, balance at closing. Send us the executed contract and you'll have a written timeline and a named coordinator within one business day.

Built by an investor who has closed creative deals from both sides of the table.

Creative deals die in the paperwork.

A subject-to needs a title company that has seen one before. A wrap needs the servicer set up before funding, not after. A novation has three parties who all think someone else is sending the addendum. Most TCs learned on conventional retail files and treat your deal like a problem. We treat it like the show.

Contract to close in four moves.

  1. Soundcheck

You send the executed contract. Within one business day you get a written timeline with every date, every party, and every document we need from you.

  2. Load-in

We open title, order what needs ordering, and get the seller, buyer, lender, servicer, and title on one communication thread. You get a weekly update, or a same-day message when something moves.

  3. The show

Deadlines get hit. Problems get solved before they reach you. If a decision needs you, it comes with the options already laid out.

  4. Encore

Funded, recorded, and closed. You get a clean file, a closing recap, and a Wrap Card for your records.

Pick your pass.

Flat fees. A deposit at signing, the balance at closing. No hourly, no surprise add-ons, and the deposit comes back if the deal dies before title is opened.

Agents, we take your investor files too.

If your buyer is doing a creative deal and your brokerage's TC has never seen one, send it to us. You keep the client, we keep the file moving, and you look like the agent who knew who to call.
