A creative-finance closing takes a title company or closing attorney that has recorded the structure before, a servicer that can handle one payment in and two out, an insurance agent who writes the mortgagee clause correctly the first time, and an attorney who drafts notes and deeds of trust for a living. These are the people we work with.

Loan servicers
Third-party servicing is non-negotiable on a subject-to, seller-finance, or wrap file: it protects the seller, documents every payment, and sends the year-end statements. We set the account up before funding, never after.

Insurance
The policy goes in the buyer's entity name with the existing lender (subject-to, wrap) or the seller (seller finance) as mortgagee, bound effective on the closing date, with the seller's policy cancelled the day after. The agents below do this without being told twice.
