Four passes. One crew.

Flat fees. A booking deposit at signing, the balance at closing on the settlement statement. No hourly, no surprise add-ons, and the deposit comes back if the deal dies before we've opened title.

Soundcheck

The retail closing, done right. Contract in, title open, deadlines tracked, weekly note to you, funded on the date on the contract. For the flips and rentals you buy the normal way.

Backstage Pass

This is the one. Every creative-finance file needs a coordinator who has set up a wrap servicer, chased a subject-to payoff letter, and explained a seller-finance note to a title company that has never recorded one. That's the whole job, start to funded, for a flat fee.

The Headliner

Some files are a production. Three properties on one contract. A seller in probate. A deal you inherited from a TC who quit. The Headliner puts the most experienced coordinator on it, at a daily cadence, with attorney and servicer coordination built in.

Crew Retainer

For the investor running volume. Five Backstage Pass files a month at 20 percent off list, a named coordinator with a backup, and a monthly call to look at the pipeline. Extra files beyond five are $2,000 each. Unused files don't roll over, because a retainer is a seat, not a coupon.

How billing works.

  • Backstage Pass: $500 booking deposit when the agreement is signed, $2,000 balance at closing on the settlement statement. The Headliner: $1,000 deposit, $3,000 at closing. Soundcheck: no deposit, $650 at closing.
  • If a deal falls through before title is opened, the deposit is refunded in full. If it falls through after, the deposit is kept as the cancellation fee and nothing further is owed.
  • Crew Retainer is billed on the first of the month, in advance.
  • Rush files: a closing set for 10 days or fewer from the day we receive the contract adds $500 to any package, due with the deposit. Fast is what we do; rush is what it costs to pull a coordinator off other shows to do it.

Questions we get.

Do you work outside Tennessee?

Not yet. We coordinate Tennessee files only for now. If your deal is in another state, ask anyway and we'll tell you if that's changed.

Do you work with agents?

Yes. Agents send us investor files their brokerage TC can't handle. The agent keeps the client; we keep the file moving.

Who talks to my seller?

Whoever you want. Default is that we handle all logistics communication and you handle relationship and negotiation. Some investors hand us everything. Either works.

What do you need from me to start?

The executed contract, your entity documents, your lender or servicer if you have one picked, 20 minutes on a call, and the signed agreement with the booking deposit. The file goes live the moment both land.

How fast can you start?

Same day for a file received before 2 p.m. Central; next business day otherwise. If the closing date is 10 days out or less, it's a rush file and carries a $500 rush fee on top of the package.

Are you a law firm or a title company?

No. We coordinate the parties and the paperwork. Legal documents are prepared by your attorney or the title company's. We know which attorneys in Middle Tennessee draft creative-finance documents and will connect you.

Not sure which pass?

Send the contract. We'll tell you which one it needs and why, no charge.
