For homeowners

What to expect between now and closing.

If you're selling your home to one of our clients, this page is for you. It explains who we are, what happens next, who will contact you, and what you'll be asked to sign. No jargon.

Who we are

Music City TC is the transaction coordinator on the buyer's side. That means we're the people who keep the paperwork moving and keep you informed. We're not the buyer, not a lender, and not a law firm. Our job is to make sure nothing on this deal surprises you.

What happens next, in order

  1. You'll get a written timeline within a day or two. It lists every date that matters and what happens on each one. Keep it.
  2. The title company opens a file. They check that the property can transfer cleanly. If they find something — an old lien, a tax balance — we'll tell you what it is and how it gets handled.
  3. You may be asked to sign an authorization. If your existing mortgage is part of the deal, this lets your lender share the loan balance and payment details with the title company. It doesn't change your loan.
  4. You'll see the documents before closing day. Not at the table. We send them to you several days ahead so you can read them and ask questions, and you're welcome to have your own attorney review them.
  5. Closing. You sign, usually at the title company's office or with a mobile notary who comes to you. The deed records, and the home transfers.
  6. After closing. If payments are being made over time, a servicing company handles them and sends you statements. You'll get its contact information and a sample statement before closing.

Who will contact you

  • Your coordinator at Music City TC — the main point of contact. Weekly updates, and same-day if something moves.
  • The title company closer — to schedule your signing and answer questions about the settlement statement.
  • The buyer — for anything about the property itself, like access or a walk-through.

Nobody else should be calling you about this transaction. If someone does, tell us.

Questions you can always ask

  • What exactly am I signing, and why?
  • What do I receive at closing, and what do I receive later?
  • If my mortgage stays in my name, how do I know it's being paid?
  • Can I have my own attorney look at this? (Yes. Always.)
  • What happens if I change my mind?
